A LOCAL PRESENCE, IN ENGLISH

Your project is in France.
I can be there for you.

A dedicated service for buyers and owners who need someone on the ground. One property visit or a series of local appointments: we agree what you need, what I will do and how I will keep you informed.

View a property while you are away.

I can join you for a viewing or visit on your behalf, with access arranged in advance. You receive useful photographs, explained observations and a debrief in English, so you can prepare your next questions.

A house catches your eye. You are abroad. I visit, explain what I could observe and help you decide what needs checking next.

Someone on site when you cannot be.

I attend agreed appointments, meet the people involved and report back to you. We define your instructions and the limits of the mission in writing, with updates in the format that suits you.

You stay involved, even when you cannot be on site yourself.

Meet tradespeople and report back.

I arrange access by agreement, receive a tradesperson for a planned visit, take useful notes and photographs and help you prepare questions about the proposed work or quote.

The contractor visits your property. You receive a clear update and can discuss the next step from a distance.

Make sense of French rules and paperwork.

Notaire, compromis de vente, diagnostics, copropriété: I help explain the vocabulary and the practical steps in English. We organise the documents available, prepare administrative enquiries and identify questions for the relevant professionals.

Two terms worth understanding

Compromis de vente: a preliminary sale agreement setting out the commitments and conditions of the sale. Prepare your questions with the notaire before signing.

Copropriété: a system of co-ownership with shared areas, rules and charges. The building’s documents and planned work deserve attention alongside the flat.

Practical local support with agreed advisory fees. Legal, tax and specialist technical advice remain the responsibility of qualified professionals. You make the decisions; access and appointment arrangements are agreed before each mission.

A FRESH PERSPECTIVE

Better questions change a property visit.

A few practical situations. Open an example to discover useful questions and how I can help.

FLATS DESERVE THE SAME CARE

The building is part of your purchase.

You like the living room. What do shared areas, service charges and co-ownership decisions tell you?

Questions worth preparing
  • What work was approved or discussed in the last three general-meeting minutes?
  • Which expenses relate to the flat, and which to the building?

During our visit

We connect accessible observations with the documents you provide and prepare questions for the seller or building manager.

RENOVATION THAT FITS TOGETHER

Windows, insulation… and ventilation?

You are thinking about warmth and energy use. How air moves deserves a place in the project too.

Questions worth preparing
  • How does fresh air enter, and how is humid air removed?
  • Do the planned works consider windows, insulation and ventilation together?

During our visit

I help you connect visible equipment with your renovation plans and prepare questions for contractors.

LOOK BEYOND THE FINISHES

A mark deserves a history.

Fresh paint or an isolated stain can raise questions. Appearance alone does not explain its cause.

Questions worth preparing
  • How long has the mark been there, and when does it reappear?
  • What investigations or repairs have been done, and what records describe them?

During our visit

We record the observation, its location and the available history without jumping to a conclusion. Where needed, we identify what a specialist should examine.

QUESTIONS THAT REMAIN OPEN

What could we not see?

Locked roof space, concealed equipment or unavailable access: a useful visit also records its limits.

Questions worth preparing
  • Which spaces and equipment will be accessible on the day?
  • For inaccessible areas, are there useful photographs, invoices or maintenance records?

During our visit

An unobserved item remains an open question. I distinguish it from what we did observe, so we can prepare the next steps.

YOUR EVERYDAY LIFE IN THE HOME

One visit. Then everyday life.

Occupants, stairs, hot water, heating and upkeep: a home also needs to be considered through the way you plan to use it.

Questions worth preparing
  • Will this be your main home, a holiday home or a property often left unoccupied?
  • Which equipment and practical constraints would you like to understand before moving in?

During our visit

We put your intended use at the centre of the questions, to prepare a purchase or renovation that fits your plans.

PREPARE THE CONVERSATION

A quote, beyond the price.

Before comparing two totals, it helps to understand what each proposal actually includes.

Questions worth preparing
  • Are the scope, equipment, finishing work and additional services described?
  • What needs clarifying with the contractor to compare equivalent services?

During our visit

For renovation support agreed together, I help you formulate useful questions. Technical choices and commitments remain to be confirmed with the professionals concerned.

A VISIT WITH A CLEAR STRUCTURE

What actually happens during a visit?

A structured advisory visit adapted to your property and plans. A visit checklist helps me follow the agreed topics, record observations and prepare our final conversation.

  1. Prepare your project

Buying, selling or renovation: we discuss your needs, available documents, access, language and quote before the appointment.

  2. Walk through the property

We move room by room, then through the agreed accessible surroundings and spaces. Equipment and everyday use are considered together.

  3. Record observations

Useful notes and photographs, with your agreement, record what is visible. Unobserved or inaccessible items are identified as such.

  4. Connect the questions

We connect observations, available information and your priorities. A question list brings together points for the seller, building manager or contractors.

  5. Review it together

We review the observations, remaining questions and useful next checks. The written-summary format is agreed in the quote; the English-language service can include a remote debrief.

Clear explanations. Your decisions.

I bring practical experience to your project: explained observations, useful connections and questions worth asking. My support helps you gain perspective at your own pace, alongside your project’s professionals.

This advisory visit complements mandatory French diagnostics and specialist expertise. I am neither a property expert nor an estate agent.

Let’s define your visit and quote

A LOCAL PERSPECTIVE

I’m Thomas. Your local eyes in France.

I worked as a plumber and heating tradesperson for nearly fifteen years. That practical experience taught me to look at a building through its everyday use, its equipment and the questions its occupants ask.

Based in the Baronnies, I bring that local, practical perspective to your French property project, with clear explanations in English and no rushed conclusions.

YOUR PROJECT, YOUR DECISION

Practical guidance, alongside you.

A visit to understand the property, explanations to gain perspective and questions to prepare your next steps. Support adapted to your needs and your project.

Advice without commission.

You pay for an advisory service defined in your quote. I receive no commission on the property sale or renovation work. My support does not depend on a sale going ahead.

Practical experience and perspective.

My practical experience helps connect everyday use, equipment and property questions. Buying, selling or renovation: we start with your priorities, with clear explanations and support adapted to your project.

Clearer paperwork and next steps.

Within the agreed scope, I help gather documents, organise information and prepare paperwork and conversations with the seller, building manager or contractors. Practical administrative support to help you know what to ask and whom to ask.

LOCAL PRESENCE, SUPPORT FROM ABROAD

Let’s start with where your property is.

Based in the Baronnies, I mainly work in these five departments, depending on the property’s location and the agreed service. A project elsewhere? Let’s discuss it.
